Pool Leak Detection in St. Lucie West

St. Lucie West pools sit at a specific and predictable point in their lives. Much of the housing here went in through the 1990s and 2000s, which means a great many pools are now twenty to thirty years old. That is the age at which the common leaks start.

What goes first on a pool of this vintage

The skimmer joint. A moulded plastic skimmer cast into a gunite shell, with the two materials expanding and contracting at different rates every day for decades. The joint opens. If your water drops to the bottom of the skimmer mouth and stops, that is almost certainly it. See skimmer leaks; repair $300–$800.

The light niche and conduit. Water enters the niche, finds the conduit, and runs away down the pipe. No wet spot, no visible damage, and a pool that quietly drops to light level and stops. See light leaks; repair $300–$650.

Underground plumbing, usually where a deck has settled or where a line has taken movement over the years. The wet spot page covers reading the clues; repairs $500–$1,500 and up depending on what is over the line.

Shell cracks, which may or may not be the leak. The gunite crack page explains which cracks actually pass water.

The auto-fill problem

Worth flagging specifically for a community like this, where a lot of pools have auto-fills and a lot of owners are away for part of the year.

An auto-fill will mask a leak completely. The pool stays at its line, nothing looks wrong, and the loss shows up only on the water bill, often months later and often after somebody has been away. If your bill has climbed and your pool looks fine, shut the auto-fill off for 24 hours and mark the tile. That is the whole test.

The pool leak or slab leak page has the one-hour meter test that separates a pool leak from a house or irrigation problem, which is the other common explanation for a bill that jumped.

HOA and community pools

Community pools are quoted individually rather than on the flat residential rate. There is more plumbing to test, usually more fittings, and frequently more than one leak, which is exactly why a per-pool quote is fairer than a flat fee designed around a backyard pool.

If you are on a board or managing a property, send the pool’s size, the equipment configuration, and what it is doing, and you will get a number before anything is booked.

What it costs

ItemPrice
Detection, standard residential pool$250–$400 flat
Detection, pool with attached spa$350–$500 flat
Detection, pool, spa, and water features$400–$550 flat
Community or commercial poolQuoted individually
Skimmer repair$300–$800
Light and conduit repair$300–$650
Underground plumbing$500–$1,500+
Structural crack repairfrom ~$75/linear ft

The detection fee is flat and separate. It is charged whether or not a leak is found, because what you are buying is the answer, and keeping it separate from the repair removes any incentive to arrive at an expensive diagnosis. Full table on the pricing page.

Two free tests before you book

The bucket test confirms whether there is a leak at all. A quarter inch a day on an uncovered pool in a Treasure Coast summer is ordinary evaporation. The bucket test post has the method and takes 24 hours.

The pump test tells you which side to look at. Measure the drop over 12 hours with the pump running and 12 with it off. Different rates point at plumbing; identical rates point at the shell, the skimmer, or the light. The pump test page explains why that one observation is worth so much.

Frequently Asked Questions

Do you work in St. Lucie West?

Constantly. It is inside our core area, so a trip charge is unlikely, though it costs nothing to confirm one is not added. The pool stock there is at exactly the age where the common leaks start appearing.

What does it cost?

The published flat rates: $250–$400 for a standard residential in-ground pool, $350–$500 with an attached spa, $400–$550 with spa and water features. Repairs are quoted separately in writing after the leak is located.

My HOA pool or community pool is losing water. Do you handle those?

Commercial and community pools are quoted individually rather than on the flat residential rate, because there is more plumbing to test and often more than one leak. Send the pool's details to get a number before booking.

My pool was built in the 1990s. What usually goes first?

The skimmer joint and the light conduit, in that order, followed by underground plumbing where a deck has settled. A pool of that vintage is arriving at the age where the plastic-to-gunite joints have been working against each other for long enough to open up.
